1. To function under the overall business decisions taken by the Board/Chairman/MD
2. To examine the lands coming under the business and develop a business plan (covering HR angle, Sales angle, Project angle, Liason angle, Design angle etc.) at project level as well as business level in consultation with Chief Financial Officer, Chief Sales Officer, Chief Project Officer, Chief Operating Officer (COO) and present the same for MD/board approval.
3. To prepare the business plan & update it from time to time in a manner that profitability of the project/s and their valuation is maximised, and obtain MD/Board approval.
4. To evolve such strategies at project level as well as business level that maximizes customer experience/lifestyle and satisfaction, while the value & profitability is also maximised.
5. To implement the business strategies both at project level as well as product level, in a manner that the targetted profits/IRR at project and at enterprise/SPV level (if any) are achieved and exceeded.
6. To monitor, control and improvise all processes (start-to-end of business cycle) like Market Research, design brief, Architecture plan development, liaison process, sourcing materials, sourcing contracts etc. on a project specific basis, such that the project development and implementation is aligned with business strategy. This shall be done during pre-launch stage and thereafter during post-launch stage till handover to association/society.
7. To report the actual status of implementation of the projects and the project/product related strategies from time to time to MD/Chairman/Board and fine tune implementation in line with evolving business environment.
8. To be part of the collective decision making process with regard to contracts and procurement at strategic level and other aspects brought under the purview of collective decision making and facilitate a consensual decision making.
9. To take strategic and operational decisions which are under his purview and be responsible to track the implementation of such decisions and deliver the expected outcomes.
10. To propose alternative decision options and recommend the best option on such aspects which are under the purview of collective decision making, which are under the purview of MD/Chairman/Board and facilitate in securing the correct decisions with regard to aspects influencing the Business and the specific projects.
11. To take ownership of all aspects concerning the Project business right from conception of the business/specific projects to post-completion issues, customer nurturing aspects in an ongoing manner. The direct responsibility covers all disciplines except Legal, Finance, Taxation, Company Secretarial and Accounts. However, to initiate and do all the needful to obtain appropriate decisions/solutions/action on these aspects from the CFO & Head-legal in an ongoing manner shall be his responsibility.
12. To do business level presentations to Company’s Board/Banks/Investors etc. and to contribute towards raising of funds, striking strategic alliances etc. as required from time to time.
13. To bring on-board, best business practices at all levels concerning the business, in a manner appropriate and value-add to company’s needs and to do the needful to imbibe them in the organisation, in close co-ordination with other stakeholders.
14. To be resourceful in identifying the right vendors, right alliances etc. from time to time and enhance the value of the Project Business and constantly strengthen company’s brand positioning in Project Business.
15. To take initiative and contribute towards strengthening certain departments/functions in close co-ordination with COO’s team, particularly focusing on those functions which are connected with his product line.
16. To take initiative and contribute towards nurturing business leadership talent within the company and constantly make available a motivated team of trained officers to contribute towards company’s growth and excellence.
17. To take a lead in trouble shooting at project level/ business level from time to time and to secure appropriate solutions from time to time in close co-ordination with respective HODs.
18. To undertake tasks and assignments as required by the management from time to time.
